    Banks and Loans


    For financing your property purchase through a bank in Spain, you can use our services to connect with multilingual bank advisors who can guide you through the loan process. 


    The typical loan-to-value (LTV) ratio for non-residents is around 60-70% of the property’s purchase price. 

    General Costs


    When buying property in these regions, additional costs generally range from 8% to 12% of the purchase price across the Costa Blanca and Costa del Sol, including:


    • Transfer Tax (ITP): For resale properties, this tax is typically 10%, with some exceptions, i.e. Torrevieja with 8%
    • Notary Fees: These fees are required for the deed of sale and any mortgage agreements. They are regulated by law and vary based on the property price, usually ranging from €600 to €1,200.
    • Property Registration Fees: Registering the deed with the local land registry generally costs between €400 and €700.
    • Legal Fees: Legal representation typically costs around 1% of the purchase price, covering the attorney’s role in ensuring all legal aspects of the transaction are properly managed.
